A legal disclaimer
By making a reservation at Villa Sucasas, guests agree to the following terms and conditions. These terms govern the relationship between the guest (“Guest”) and Villa Sucasas Management (“Management”) and are applicable to all bookings made directly or through authorised booking platforms, such as Airbnb & Booking.com
Reservation and Payment Terms
Booking Confirmation:
1.1 Reservations must be made in writing via email or through the official Villa Sucasas website or authorized booking platforms. A booking is confirmed only upon receipt of the required deposit and written confirmation from Management.
1.2 Deposit: A deposit of 20% of the total rental amount is required within 5 working days of booking confirmation for arrivals more than 30 days away. For arrivals within 30 days, the full rental amount is payable as the deposit.
1.3 Final Payment: The remaining balance (80% if a deposit was paid) must be paid at least 30 days before the scheduled arrival date. Failure to pay the balance on time may result in cancellation of the booking without refund of the deposit.
1.4 Payment Methods: Payments are accepted via Visa, MasterCard, American Express, PayPal, or bank transfer. All payments are processed in IDR unless otherwise stated, with exchange rates applied at the time of booking.
1.5 Security Deposit: A refundable security deposit (amount specified in the booking confirmation, typically equivalent to USD $500 is required upon arrival. This deposit covers incidental expenses, damages, or additional services not directly paid by the Guest. The deposit will be refunded within 3 days of departure, less any deductions for damages, repairs, or unpaid services, as determined by Management.
Check-In and Check-Out
1 Check-In Time: Check-in is available from 2:00 PM on the arrival date. Early check-in (e.g., 1:30 PM) may be accommodated subject to availability and may incur an additional fee. Guests arriving before 2:00 PM may leave luggage at the villa office and use nearby facilities (e.g., beach or local cafes) until the villa is ready.
2.2 Check-Out Time: Check-out is required by 12:00 PM (noon) on the departure date. Late check-out (e.g., until 1:00 PM) may be available subject to availability and may incur an additional fee. Late departures without prior agreement may result in a charge equivalent to one additional night’s stay.
2.3 Arrival/Departure Notifications: Guests must inform Management of their expected arrival and departure times at least 48 hours in advance to facilitate smooth check-in/check-out processes. For late arrivals after 5:00 PM, prior notification is required to ensure a proper welcome.
Included Services
3.1 Villa Amenities: Rental rates include electricity, water, high-speed Wi-Fi, Netflix, daily housekeeping, pool and garden maintenance, bed linens, towels, and basic toiletries (shampoo, soap).
3.2 Staff Services: The villa is fully staffed with a villa manager, housekeeper, gardener, pool attendant, and security. A private chef is available for daily breakfast preparation (included) and additional meals upon request (at extra cost). Pool attendant is on Monday & Thursday around 9am, Cleaning takes place every 2nd day. Bed Sheets and towels are changed after 5-days
3.3 Concierge Services: Complimentary concierge services are provided to arrange airport transfers, in-villa massage or stretch treatments, grocery pre-stocking, or local excursions, subject to additional costs. Requests must be made at least 24 hours in advance.
Guest Responsibilities
4.1 Property Care: Guests are responsible for maintaining the villa in good condition. Any damage or loss to the property, its contents, or surroundings caused during the rental period will be deducted from the security deposit. If damages exceed the deposit, Guests are liable for the additional costs.
4.2 Maximum Occupancy: The maximum number of guests is specified in the villa description (e.g., 4 guests for a 2-bedroom villa, 2 guests for the 1 bedroom Villa). Additional guests are not permitted without prior approval and may incur extra charges.
4.3 Behavior: Guests must respect local laws, customs, and neighbors. Excessive noise, parties, or illegal activities are strictly prohibited. Management reserves the right to terminate the stay without refund if these rules are violated.
4.4 Safety and Security: The villa features a private entrance, secure key box, and on-site security. Guests must use safes provided in each bedroom for valuables. Management is not liable for loss or theft of personal belongings.
Cancellation Policy
5.1 Guest Cancellations:

Cancellations more than 30 days before arrival: Full refund of deposit, less a 5% administrative fee.

Cancellations 30–21 days before arrival: 50% of the total rental amount refunded.

Cancellations less than 21 days before arrival: No refund.

No-shows or early departures: No refund.
5.2 Management Cancellations: In the unlikely event that Villa Sucasas becomes unavailable due to unforeseen circumstances (e.g., force majeure), Management will offer a comparable alternative villa or a full refund.
Additional Services and Charges
6.1 Extra Services: Additional services such as in-villa massages, babysitting, or chauffeur-driven cars are available at an additional cost. Massage services should be booked through reputable therapists arranged by the concierge, with rates not exceeding USD $20 per hour for in-villa treatments.
6.2 Incidental Expenses: Charges for food, beverages, additional staff services, or telephone/internet usage (if applicable) will be deducted from the security deposit or invoiced separately.
6.3 Child-Friendly Amenities: High chairs, pool fences, or cribs can be arranged upon request at no additional cost, subject to availability.
7. Liability7.1 Guest Liability: Management is not responsible for personal injury, loss, or damage to personal belongings during the stay. Guests are advised to secure travel insurance.
7.2 Villa Safety: The villa is equipped with safety features (e.g., pool fencing, secure locks). Guests must supervise children near the pool and other facilities to ensure safety. 7.3 Force Majeure: Management is not liable for disruptions due to natural disasters, political unrest, or other events beyond its control. No refunds will be issued in such cases unless specified under the cancellation policy.
Villa Description and Design
8.1 Construction Materials: Villa Sucasas is crafted from teak and camphor timber, featuring teak structural beams, flooring, and carvings, complemented by camphor furniture and accents. The villa incorporates black lava stone for dramatic feature walls, paras kerobokan sandstone for ornate reliefs, and green sukabumi stone for the pool and bathroom features, creating a luxurious, chic aesthetic.
8.2 Amenities: Each villa includes a private pool, open-air living spaces, air-conditioned living areas and bedrooms with en-suite bathrooms, fully equipped kitchen and sun day beds
Miscellaneous
9.1 Pets: Villa Sucasas has a no pets policy.
9.2 Smoking: Smoking is not permitted within the boundaries of each villa.
9.3 Disputes: Any disputes arising from these terms will be resolved under the laws of Indonesia, with mediation through the villa’s management office in Bali.

Note: These terms are subject to change. Guests will receive a booking confirmation letter with specific terms applicable to their stay. By booking, Guests acknowledge and accept these Terms and Conditions.
